Approximately 3,694 sq. ft. one-story brick building with approximately 400 sq. ft. storage in the back including an unheated lean-to. The building is constructed on a concrete block and brick foundation with brick walls, although the south wall has newer galvanized steel. The building has a framed roof structure and membrane surface. The interior has been finished with rubber and concrete flooring, drywall and steel walls, in addition to lay-in ceiling tiles with florescent lighting. There are two half-bathrooms, a small office area, commercial kitchen area, a large area that was used for restaurant dining, a newer gas water heater and two entryways. The building is heated and cooled with a gas fired forced warm air furnace along with central air-conditioning. There is an adjacent, attached building that shares the north wall. This property also provides adequate parking on the south side of building.



The real estate taxes paid in 2022 were $1,394.62. Property ID#s 31-22-304-041 & 31-22-304-040. The real estate taxes will be prorated to the time of closing based upon the most recently ascertainable tax figure available at closing. Buyer will assume and pay all real estate taxes payable in 2023 and thereafter.


The closing shall be on or before Thursday, February 16, 2023 and held at Allied Capital Title in Danville, IL.


Seller will offer title insurance on the property being offered in the auction. The Seller shall pay any search and closing costs that are customarily associated for a seller. The Buyer shall pay closing costs that are customarily associated with a real estate purchase. Upon full receipt of the entire purchase price, Seller shall deliver to Buyer a Deed conveying title in and to the property to the Buyer.


This building was built before 1978 and all prospective buyers have 10 days prior to auction for inspection of lead-based paint. Buyer must sign a disclosure waiver the day of the auction. The disclosure waiver and pamphlet will be available for viewing before the auction.
